$19.5 Million Hamptons Mansion In Foreclosure

The foreclosure mess is casting a shadow over New York’s Hamptons this summer. One result: An 18,000-square-foot Bridgehampton home has been reduced from its $27 million asking price to “just” $19.5 million.The Bridgehampton mansion, which was built by Burns Development Corp., on more than 4 acres of land, played host to the 2006 Hamptons Designer Showhouse, an annual event where notable interior designers outfit a Hamptons home, showcasing trends in luxury home design to potential clients. The home, which features a pond, five-person elevator and something called ‘a flower-cutting room,’ went on the market once the showcase was over. But late last year a foreclosure notice was filed against the property’s $4.4-million mortgage.
New York’s Corcoran Group holds the listing for the 8-bedroom, 9 1/2-bath house and would not comment. (See a virtual tour of the home, hosted by Michael Burns of Burns Development.)
“We’ve seen a significant increase in million dollar-plus homes being offered to us, where before we almost never saw houses at this level,” says Jacob Benaroya, president and managing partner of Biltmore Capital Group, a New York-based firm that purchases problem loans from mortgage lenders. Although Mr. Benaroya has no connection to this Hamptons mansion, his firm deals with other properties in the area.
But “this type of specialty home” is harder to sell, he adds.

In the first three months of this year, banks launched preliminary foreclosure actions against a record 120 borrowers in the towns of East Hampton and Southampton, according to a recent article in the New York Post.
Other Hamptons high rollers mentioned in the NY Post include Janice Becker, a regular on the Southampton village social circuit who is facing foreclosure on her multimillion-dollar Wyandanch Lane property and advertising veteran Ransel Potter who is defaulting on a $1.8 million mortgage on an Amagansett parcel.
“These high-end areas were thought to be immune to foreclosures…but we’ve now seen that being wealthy doesn’t preclude you from being stupid with your money,” Mr. Benaroya says.

couldn’t happen to a more ostentatious place. The Hampton riche deserve
every bad break they get. The wealthy came in and plowed the farm lands
under with their McMansions, ridiculous fund-rising party events (yeah,
right!) bullsh!t restaurants, and ad-infinitum. Ad-infinite-nauseum is
more like it.
I hope all five towns go under.

The Master Suite is 2K Sq. Feet - please.. is this truly necesary? the heating in this house is SOLAR?? I don’t see any panels..or wait - geothermal? - no? Oh, it’s gas - probably LP - and let’s not get into the water usage this house will create with probably 1.6 gallon flushes instead of 1.28 - shame on the builder - hope he chokes on the mortgage.. and from what I saw - leather fireplace doesn’t impress me when there is a Home Depot Faucet in the bathroom.
That ridiculous number is the RETAIL price.
If the note is only $4.4 M and let’s assume another $4 M note is around somewhere else.

My opinion is that if you have the money to buy a McMansion in the Hamptons, you could have had a nicer and larger home on the Oregon coast overlooking the ocean and Haystack rock. Aside from being a monstrous waste, the house is really ugly and has no compelling design…zero character. Just saw something similarly hideous in the most beautiful part of Sedona last week. I wish I were like Drew Barrymore in Firestarter and could make things explode just by staring at them.

But for all of you who are posting that nobody “needs” a house of a certain size– unless you live in a plywood shack that’s solar-heated and has a carbon footprint of zero, you are a hypocrite. You would be amazed how many people love the Hamptons because of its beauty, its history, nature and its unspoiled beaches and never party but just find it to be about the most relaxing place on earth. Sorry but such people never make the papers and prefer it that way. There is a very good chance that you also would prefer to live here than wherever it is that you happen to be. Here you can go to the beach at night, see the stars and breath about the cleanest air on earth.

There is absolutely no flow or design sequence to this house. None. It’s an embarrassment to the old, turn of the century homes which make the Hamptons a special place.

You mean they apparently brought a lot of credit to the Hamptons. There is no reason anyone should be living in a multi-million dollar mansion if they don’t have the $$$ to pay for the bulk of the mortgage. There is a difference in people who HAVE money, and those who HAVE large incomes. Very few large incomes can handle a house payment that would be enough to cover these mansions, and not be in serious doodoo if they lose that income.
I long wondered where these “millionaires” came from. There are suddenly multi-million dollar homes all across the country. What a joke. Since when did the bulk of incomes warrant such luxury. These folks who had to have it all deserve what they get, greedy dolts. We love below our income level. While it’s been tempting at times to own a McMansion, my money has better things to do than be parked in a home.

I toured that house when it was a decorator’s show house and thought it was the poorest designed house I’d ever been through. Just unintelligent use of space and horrible views of other ugly huge houses on farm land. I agree with other blogger, it should trade at 8mm.

I toured this sad sack of a house. Poor design, worse location. For that much money I want water next door and not a pond. I have several properties for sale int the Hamptons. Don’t owe the bank a dime. Did my leverage and got out of the bank.
